VIP access (also called platinum access) in pre-construction means getting a builder's price list, floor plans, and unit allocation in the first release, before the general public. You do not buy it as a membership. It is early access that flows through the brokers a builder invites to sell the opening phase, and it usually comes with first-release pricing, the best pick of units, and the strongest incentives of the whole project.

Platinum, VIP, and public: the release phases
A builder rarely lists an entire project at once. They sell it in phases, and the price tends to climb as each phase opens.
Platinum is the earliest phase. Builders open it to a small group of brokers who have sold their projects before, and those brokers bring their registered buyers. VIP (sometimes called the broker or agent release) comes next, still ahead of the public and still at early pricing. The public opening is last, at the highest price of the three, often with the best units already spoken for.
The labels are not standardized across builders. One project's platinum is another's VIP. What matters is not the name but where you sit in the order: the earlier the release, the lower the price and the wider the choice.
What you actually get
VIP access is a set of concrete deliverables, not a status symbol. In the first window you get:
- The full price list, before it is public.
- The floor plans and the site plan, so you can compare layouts, exposures, and lot or suite locations.
- First pick of allocation. Corner units, preferred floors, walkout lots, and the popular floor plans go first, and they go in the early phases.
- The launch incentives. These change by project but often include a capped development levy (more on that below), an extended deposit structure, free assignment, or a decor credit.
The capped levy is the one buyers underestimate. Development charges and levies on a new home can run several thousand dollars and are often left open-ended in the contract. A cap negotiated at signing turns an unknown into a fixed number. First-phase buyers usually get the most generous caps.
Why builders sell this way
Builders need firm sales early. Lenders often require a project to hit a pre-sale threshold before construction financing is released, so the opening phase is priced to move.
That is the buyer's advantage. You are being rewarded, with price and selection, for committing before the crowd. It is not a favour and it is not a trick. It is how the financing works.

From registration to signing: the actual steps
The path is simpler than it sounds. You register with a brokerage. When the release opens, you receive the price list and floor plans. You submit a worksheet, which is the builder's reservation form where you rank your preferred units. It is not a binding contract. The builder allocates units and sends you the agreement of purchase and sale. Your lawyer reviews it, and then you either firm up or walk away within the window the law gives you.
Naming the path plainly matters: registration, worksheet, allocation, agreement, review, signing. No step is a mystery once you have seen it.
The protections that come with a pre-construction condo
Early access does not mean signing blind. Ontario builds in real protections.
For a new condominium, the Condominium Act, 1998 gives you a 10-day cooling-off period after you sign. You can cancel the agreement for any reason and get your full deposit back, with interest. The 10 days are calendar days, and the clock starts once you have received the signed agreement and the disclosure statement.
Your deposits are also protected. Tarion, Ontario's new home warranty provider, backstops your deposit if the builder becomes insolvent or the project is cancelled, up to program limits.
Note the two gaps buyers miss. The 10-day cooling-off right applies to pre-construction condos, not freehold homes and not assignment purchases. And Tarion's deposit coverage has caps, so on a higher-priced home your deposit can exceed what is protected. We flag both before you sign.
How to be ready when a release opens
Because the best units go first, preparation matters more than speed on launch day. Before a release, we make sure buyers have a mortgage pre-approval or proof of funds, a clear budget that includes closing costs, a shortlist of preferred layouts and exposures, and a real estate lawyer ready to review the agreement inside the 10-day window.
Buyers who are ready sign the unit they want. Buyers who scramble take what is left.
