Pre-Construction Questions

What Is Pre-Construction?

Pre-construction means buying a home or condo directly from the builder before or while it is built. You choose a lot or suite and a floor plan, pay the deposit in instalments, and take possession when construction is complete.

What Does VIP Access Mean?

Builders release pricing and floor plans to registered VIP brokers before the public launch. Registering through Housen.ca means you receive the price list, floor plans, and allocation access in that first window — before the project opens to the general public.

How Much Deposit Do I Need?

Most Ontario pre-construction builders ask for a total deposit of 15–20% of the purchase price, paid in instalments over several months to a few years. Every project sets its own schedule, so check the deposit structure on the project page before reserving.

Is Registration Free?

Yes. Registering for a project is free and carries no obligation to buy. As your brokers we are paid by the builder, not by you — and we represent you, not the developer.
